1. Listed Building Consent

Any works to Listed Buildings are governed by complex regulations requiring applications for Listed Building Consent. Our team of consultants have a vast knowledge of historical architectural detailing and what is required when dealing with these sites. The process often involves the submission of detailed documentation, historical research and skilled negotiations with the local authorities conservation team.

2. Conversion & Subdivision

Converting a property has become very popular across the capital in the past few years, from a single dwelling into multiple flats, to converting an office or small industrial site into residential units. 

As part of our specilaist services, we have a team with a wealth of knowledge who can help guide you through the correct decisions to make in order to achieve a successful and cost effective conversion. Initial site analysis will determine if a conversion is feasible within local and national policy, aid in calculating cost offset and profit margins that can be expected in the property market. Good design can be the difference between a profit and a loss.

3. Structural Monitoring

Structural monitoring of movement, noise and vibration is often required during residential build work where a party wall or attached building is involved; particularly in subterranean work. This may be requested as part of the party wall process and ASG offers services in the fields listed further down this page.

For all our mointoring and specialist services, the findings will be sent to parties involved with different levels of action where required. Full reports with relevant data will be collated and sent with any further measurements being taken if required.​

In cases where a report is required to support the findings from our monitoring assessments, we will provide these in clear and understandable formats.

Information

Over the past 10 years we have been increasing the specialist services we offer to our clients and contractors. As our team has expanded, so has our capabilities and skillsets which has allowed us to introduce additional monitoring services. Here is some additional infomration on these services:

Target Monitoring:

Periodic visits are carried out to measure for subsidence across the X, Y and Z axis using a total station via targets attached to the properties. The period between measurements will be agreed by all parties involved prior to the first site visit and will be maintained for the continuation of the required build process.

Vibration Monitoring:

To determine if excessive shock and vibration is being created by contractor’s, ASG can monitor with our GSM based shock system. This system is on 24 hours a day and can be assigned a pre-defined level that, once triggered, will send an SMS or email alert to notify that levels have been exceeded. This allows for immediate and decisive action to be taken to stop works and rectify the issue. Our system can be used to monitor excavations, works done to historical and listed buildings, site traffic as well as many other high impacting building projects. The units are designed to be visually insignificant with no wires and their own power source. This means they can be installed almost anywhere on a structure and left to collect data without interruption from changing batteries or disconnecting power.

Noise Monitoring: 

The noise monitoring survey is conducted in areas where noise exposure is likely to be hazardous. Noise level refers to the level of audible sound created on site and our noise survey involves measuring at selected locations to identify if there are areas that surpass accepted levels. The survey is carried out by one of our engineers with a sound level meter (SLM) who will create a specification tailored to your site and will give the most effective results. This data is supplied in a report with clear representation of any areas that need to be addressed. Noise monitoring is also typically required for the installation of air conditioning units on the outside of properties to assess the impact on the surrounding buildings. One of our engineers will install the noise monitoring equipment for a selected period of time and then use the data to assess the effects the air conditioning unit(s) would have. 

Remote Monitoring: 

Using a dual axis monitoring system, ASG can monitor fluctuations in movement on almost any structure. Our tilt monitoring service has been designed for areas where our target monitoring might not be accessible. It also allows for even more accuracy and data collection to stop any unwanted subsidence or issues with existing structures.

The tilt monitoring system uses a GSM network connected to a secure gateway that can be accessed via the internet from anywhere with real time data. The dual axis monitoring devices are small and compact with their own power supply to allow for easy installation and are designed to have minimal aesthetic impedance when in use. The system can be created with an alert if certain thresholds are breached so that immediate action can be taken to rectify any issues.
